COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please provide the setback measurements for the existing residence on the resubmitted site plan.

2. In the site plan notes, please provide the correct code required setbacks. As they appear on the submitted site plan, the setbacks listed as required are incorrect.

3. A 2002 Pima County Aerial Photo shows a detached accessory structure to the north of the residence. This structure is not shown on the plan, as is necessary if it is existing. Please advise if the structure has been removed, if not, please show the location, setbacks and height of the accessory structure on the resubmittal.

4. The east and west elevations provided show a two (2) foot difference in total fireplace height. Please address this discrepancy.

5. Please specify all utility line locations on the property.

Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Windows 7 & 8 need to be tempered.
2. Size window in guest bedroom. Egress has been altered.
3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1.
2. Provide landing outside eof Arizona room door #1 per R311.
3. Show locations of tiedowns for alternate braced walls (2'-8" walls) on foundation plan.

Structural Plan

1. 5&6/s2 - Specify ledger connection.
2. Existing 6x12 beam over great room is inadequate (27.5' span with 10' of tributary width). Resize.
3. (4) 2x12 over garage is inadequate (20.5' span with 11.25' of tributary width). Resize.
4. 1, 2, 3, & 4/s2 - Provide blocking between joists to complete the roof diaphragm.
5. 5/s2 - Wall above header must have full bearing and must be laterally supported. Specify how.
6. 4/s2 - Justify overhang bearing on new parapet wall.
7. Framing plan - Existing 4x8 beam along existing back porch seems to have moved away from the existing post locations. Clarify and provide post footings for new bearing points.

Plumbing and Mechanical Plan

1. Provide cleanout at kitchen sink.
2. Access to gas water heater from bathroom is prohibited. Reconfigure access to water heater closet.
3. Provide exhaust fan in existing bathroom where window has been filled in. Per R303.3.

Electrical plan

1. Note that all kitchen appliances are GFI protected.
2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
2. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11.
3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
