Please provide property ownership information on the site plan. 2. Please provide the legal description for the property. 3. The required minimum setbacks required for a duplex under the R-2 zoning of this property is the greater of ten (10) feet or ¾ of the height of the exterior building wall. Please label the correct setback information on the site plan for the east and west property lines. 4. Please specify the building setback off of Elm Street. 5. Please indicate how you have measured your wall heights on the site plan notes (i.e. from grade or finished floor). 6. The floor plan submitted shows the residence at 25 feet by 68 feet, a total of 1700 s.f. of building area. The proposed plan notes indicate a total building s.f. of 1750, which needs to be corrected. 7. Please add the building wall height to the elevation drawings. 8. The elevation plan submitted indicates a total height of 12'6" from grade to top of roof. The notes on the site plan indicate a total height of 13'4". Staff's scaled measurements show a height (from grade) of 13'6". Please clarify the correct maximum height for the structure, as measured from grade.
