Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Clarify opening in existing house to determine which openings are new. Consider providing a demo plan or existing conditions plan in order to clarify the work to be done.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.

Structural Plan

1. 3/2 - Dimension 6" from grade to post.
2. Holdowns are located but the type is not specified from holdown schedule. Clarify. Also, epoxy set holdowns require special inspection. Submit form or select alternate holdown.
3. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1.
4. Braced wall panel at carport is required to have foundation anchorage per R403.1.6.
5. Specify types of shear wall per R602.10. Shearwall schedule provided has some elements of the prescriptive design and some that are engineered. Provide engineering or comply with prescriptive design requirements. Clarify what keynote 1 at shearwalls references. Some of these walls are 4' and some are 2'-8".
6. 3/2 - EPB post base is not suitable for round post. Provide suitable post base.
7. Detail 3/2 calls out a 6" dia. post while floor plan and elsewhere note an 8" dia. post.
8. Provide landing outside exterior hallway door per R311.
9. Is beam on front porch that holds carport Glulam Beam something other than 2x12? If so callout size.
10. Specify header over archway to master bedroom.
11. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6.

Plumbing, Mechanical and Electrical Plan

1. Revise fixture unit per 1994 UPC table 6-3.
2. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
5. Darken waste and supply lines to provide a more legible and reproducible plan.
6. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
7. Provide specification for roof top unit (tonnage, etc).
8. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
9. Darken electrical symbols in order to provide a more legible and reproducible plan.
10. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
11. Cross-reference all circuits to the panel schedule.
12. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5.
13. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, per E3603.3 and 3801.8.
14. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4.
15. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
16. Show new location of panel. Is this panel an upgrade? If it is to remain an overhead service then the riser diagram must reflect this.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
2. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11.
3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be Low 'E'.
