COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. It is unclear how the floor plan of the existing house is related to the proposed addition. It appears that the existing structure floor plan provided is a mirror image of the proposal. Clarify and revise floor plan to show the existing layout correctly relative to the proposal.

2. Until comment 1 above is address it is difficult to determine how many bedrooms per the LUC definition are to be in the house after the additions. Per LUC 3.5.7.1.H, for all single family dwellings in the R-1 zone with five (5) or more bedrooms, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. Per LUC 6.2.2 the definition of "bedroom" reads as follows: Any enclosed room which has a minimum area of sixty (60) square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms. The existing floorplan provided shows that there are 3 bedrooms in the existing structure. The proposed addition adds two bedrooms per the definition in LUC 6.2.2 above. With the total of 5 bedrooms of 3 parking spaces, fully maneuverable with paved surfacing are required. Demonstrate how the requirements of LUC 3.5.7.1.H are to be met on the site plan. If the requirements of LUC 3.5.7.1.H cannot be met, Board of Adjustment variance approval is required. If a variance is sought, include the variance case number, date of approval and conditions imposed on the site plan. If applicable. Provide a copy of variance approval letter at time of permitting. If the double doors are to be removed from the the master bedroom addition, indicate so on the site plan.
