The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed. Please note that many of the comments (1-6) have not been addressed. Most of the requested information is ROW information and is required to be shown on the site plan. RESUBMITTAL REQUIRED: SITE PLAN

1. From street centerline of Speedway Blvd. dimension the existing and future Right of Way (ROW) widths. Is the existing ROW width also the future ROW width? If this is the case, indicate on the plan. Clearly indicate the existing and future ROW width on the site plan. DS 2-02.2.1.A.19.

2. Per the MS&R Plan the future curb location is 9' from where the future ROW line is located. There is a label, "Future curb/future ROW." This label is confusing and is not correct. Row information, including location and dimensions of sidewalks and curbs must be correct. Revise the site plan to show the correct Future ROW width and future curb location. MS&R Plan.

3. Is "the Future ROW Setback" the required Zoning setback or is it intended for the Future ROW width? This must be clarified.

4. It appears part of the building is within the Future ROW setback. Structures are not allowed to be within the ROW. Revise the site plan to show the building out of this setback.

5. Sidewalks are required as part of all new development. Is their existing sidewalk along Speedway and 4th Avenue? If there is sidewalk along Speedway Blvd and 4th Ave. indicate on the plan, label and dimension. If there is not sidewalk along Speedway Blvd and 4th Ave indicate proposed sidewalks along 4th Ave and Speedway Blvd. 6' sidewalks are required along Speedway Blvd and a 5' sidewalk is required along 4th Ave. Revise the site plan as necessary.

6. Dimension from centerline of Speedway Blvd. to existing and/or proposed curbs and sidewalks. DS 2-02.2.1.A.20.

7. Clearly delineate on the site plan the 20' dimension for the alley. It is acknowledged that there is an 18' dimension for the alley and a 2' dimension that is not labeled for alley use. Dale Kelch from Traffic Engineering has requested 20' for alley use. The plan must show a labeled 20' dimension for the alley. Revise the plan.

8. Dale Kelch has also requested at minimum the alley must have double-shot chip seal, 20' in width and for the entire length of the project. This must be indicated/labeled on the plan.
08/08/2005 NEAL SAUNDERS BUILDING-RESIDENTIAL REVIEW Denied 1. Specify stair landing framing and ledger to wall connection for same stair landing.

2. Firewall construction in attic - Provide 1-hour rated construction that addresses the truss penetrations through firewall membrane per R317.3.

3. Duplex must have a dual pack electric panel with one cable drop from power company. Provide riser diagram for dual pack.
