Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. From street centerline of Speedway Blvd. dimension the existing and future Right of Way (ROW) widths. Is the existing ROW width also the future ROW width? If this is the case, indicate on the plan. Clearly indicate the existing and future ROW width on the site plan. DS 2-02.2.1.A.19. 2. Per the MS&R Plan the future curb location is 9' from where the future ROW line is located. There is a label, "Future curb/future ROW." This label is confusing and is not correct. Row information, including location and dimensions of sidewalks and curbs must be correct. Revise the site plan to show the correct Future ROW width and future curb location. MS&R Plan. 3. Is "the Future ROW Setback" the required Zoning setback or is it intended for the Future ROW width? This must be clarified. 4. It appears part of the building is within the Future ROW setback. Structures are not allowed to be within the ROW. Revise the site plan to show the building out of this setback. 5. Sidewalks are required as part of all new development. Is their existing sidewalk along Speedway and 4th Avenue? If there is sidewalk along Speedway Blvd and 4th Ave. indicate on the plan, label and dimension. If there is not sidewalk along Speedway Blvd and 4th Ave indicate proposed sidewalks along 4th Ave and Speedway Blvd. 6' sidewalks are required along Speedway Blvd and a 5' sidewalk is required along 4th Ave. Revise the site plan as necessary. 6. Dimension from centerline of Speedway Blvd. to existing and/or proposed curbs and sidewalks. DS 2-02.2.1.A.20. 7. Alleys are to be used for utility placement, provision of sanitary services and as a secondary point of access. Primary access of 4th Avenue and Speedway Blvd has not been provided. Revise the site plan to show primary access off of a street. DS 3-01.6.6. 8. An alley may not be used for maneuvering directly into or from any parking space. Onsite maneuverability must be provided for vehicles using the parking spaces. |

Please provide a clarification to the area calculation notes that the square footage listed is for one unit. 2. The minimum type size is 12 point. Several numbers appear smaller. Please amend the plan. 3. Please label the units with their respective addresses or unit numbers on the site plan. 4. Please add a notation to the lot information notes clarifying all measurements are from grade (AFG). 5. Please clarify the height difference between finished grade and (above ground) finished floor. 6. Under the lot information calculations, please provide a breakdown of square footages: building footprint, basement area, etc. Please clarify if these numbers include both units. 7. This project is in a Historic District, and underwent Historic Preservation Zone (HPZ) review, case 05-06. Please list the case number and any conditions of approval on the site plan. NOTE: this project will need an HPZ revision, as the building overhang was not shown on the HPZ plan. 8. The site plan shows a portion of the building located in future right of way, which is not permitted. Please revise the site plan to show: future property line, and current and future rights of way. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 2. Specify minimum winder width per R311.5.3.2. 3. Dimension minimum landing depth (3'). Structural Plan 1. Floor Framing at stairway frame-out attaches to the stairway wall making it a bearing wall. Footings for this wall are not provided. 2. Provide stair-framing details. Include all connection from stringer to slab, stringer to floor framing and landings to walls. 3. Specify floor sheathing. 4. 6/SD3 - Provide blocking at ceiling line. 5. Unvented attic is not allowed with shingled roof. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 6. 3/SD3 referenced from floor framing plan suggest that the ICF wall begin below ground story floor elevation. However 2/SD1 suggest that ICF wall begin above the same elevation. Clarify and revise details for beam seat. 7. Firewall between units - This firewall is required to extend clear to the roof sheathing with no penetrations. The current design does not provide a 1-hour protection in the attic space. Revise. 8. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. 9. 5/SD2 - Remove "See lintel schedule" or provide. 10.
