Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

SITE PLAN:

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FLOOR PLANS:

1. Specify handrail locations and heights R311.5.6.

SECTIONS - DETAILS - MISC. NOTES:

1. Roof (attic) ventilation shown at Sheet #6 is not appropriate with insulation placed at upper truss cords shown on the Sections, Sheet #5.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). Revise the UPC reference shown at General Note 3.B., Sheet #1.
2. Provide the total fixture unit demand for the entire property per 2003 (rather than the 1994) UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi.
3. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½".

MECHANICAL PLANS:

1. Show the dryer vent size and the maximum length not exceeding 25' with consideration of bend reductions, M1501.3.
2. Show the kitchen exhaust fan minimum 100 CFM rating, M1506.
3. Provide return air duct and register sizes for the equipment rating, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Provide equipment rated for 22,000 AIC short circuit protection (Note at Riser Diagram), 2006 Edition of Electric Service Requirements TEP SR-510.
2. Show smoke alarms at the Fifth Bedroom including outside (Great Room) each separate sleeping area R313.1.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf
2. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types.
3. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
