SUBJECT: 6th and Medina, Grading Plan Review REVIEWER: Loren Makus ACTIVITY NUMBER: T05BU02536 SUMMARY: The Grading Plan was reviewed by Development Services Department Engineering Division. The Grading Plan was not approved at this time. Grading Plan comments: 1. The Tentative Plat has not been approved. Since there are significant engineering issues that remain to be addressed, additional comments not presented here may be made on subsequent submissions. 2. This is the first grading submittal for this grading permit application. Please note that after the second review, all subsequent reviews will be charged an hourly rate. 3. Remove the notes and notations that apply to Pima County grading permits and that are not applicable to City of Tucson grading permits. 4. Revise general grading note 17 to indicate that the grading will conform to the City of Tucson Development Standard 11-01. 5. Include the drainage report and soils report with the resubmittal of the grading plan. The soils report must address the retaining wall used in the retention/detention basin and the proximity of the road to the basin since the soils in the basin will be subject to repeated inundation. The drainage report must also show that the basin volume below the invert of the bleed pipe will be able to infiltrate completely within 24 hours. 6. Provide details for the swales along the property boundaries from lot 27 to lot 30. 7. Provide typical details for a, b and c type lots. 8. Provide the waster surface contour lines on the plan. 9. Add a note indicating that the contractor will comply with regulations and requests by Pima County regarding dust pollution. SWPPP Comments 10. A Stormwater Pollution Prevention Plan is required for this project. The SWPPP must be sealed by a registered professional as required by Tucson Code Section 26-42. Include a completed SWPPP checklist with the SWPPP. The SWPPP checklist can be obtained from the ADEQ website at: http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf. Revise the Grading Plan to address all of these comments and resubmit three copies of the grading plan and three copies of the SWPPP.
