GRADING PLAN COMMENTS: 1) Development Standards (DS) Section 11-01.9.2: Clarify section detail for interceptor swale to depict existing grades and distance to property line at high point in interceptor. 2) The geotechnical assessment letter dated May 28, 2005 restricts slopes greater than 2:1(H:V). Show design that reflects benching and slope grades per geotechnical recommendations. The 15 feet of fill slopeis extreme and grading design should reflect intent of HDZ. 3) For General Grading Note 7, if T02BU00170 is to be revised and the pavement plans change road grades at frontage of the lot, then the updated proposed pavement elevation(s) need to be shown on this plan. Clarify in response letter whether this lot is affected. 4) DS Sec.11-01.4.1.C.4: Revise proposed silt fence location to include all downstream areas along the lower side of the retaining wall - at downstream side (north) of grading limits, as well as at toe of southwest slope. Temporary erosion control devices placed along sloped areas create diversion channels and are detrimental to erosion control; revise or remove proposed silt fence along east and west sides of project. Also, place the temporary control at the edge of 5) Bk56 pg69 general note 8: Show locations of primary and secondary onsite sewage disposal areas; locations should be depicted to match generally central locations per the Final Plat. Show leachate fields within grading limits. Add a general grading note to the grading plan stating that the leachate fields may be replaced with a gravity sewer system once the sewer has been approved. A meeting is required prior to resubmittal for any of lots 63-73. For resubmittal, provide 3 copies of the revised grading plans, geotechnical assessment, and a response letter addressing all comments.
