RESUBMITTAL REQUIRED: Grading and Paving Plan.

The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the GP.
2. This project is subject to overlay zones of the Scenic Route and ERZ. Contact Patricia Gehland at 791-5550. As indicated in your response letter, the project is not subject to the Scenic Route regulations per Patricia Gehland. However, it is still not clear whether the project is in the floodplain and may be subject to the ERZ regulations.
3. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback on the grading plans. Per previous comment.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the HR.
2. In the existing conditions section on page 1 of the DS, the project area is stated to be in zone x of the FEMA FIRM panel and on figure 2, the watershed map the project is shown to be in the Agua Caliente Wash 100-year floodplain. Explain as necessary.
3. Also on figure 2 of the DS, one note indicates that the owner has installed erosion hazard setback protection. The City of Tucson cannot verify this statement, provide approved constructions plans for the bank protection with the next submittal.
4. Indicate on the hydrologic data sheets whether the data is existing or proposed.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. At this time it is not clear if a ste plan or development plan has been processed.

3. The requirement for an ERZ review and approval is pending. Once the Engineering and Landscape review sections have determined applicability. If the ERZ review and approval is required the plan special application must be approved prior to approval of teh grading plan. See Enigineering and Landscape review section comments for more info.
