Summary: Engineering Division has reviewed the revised drainage report, site package report, two sets of the revised site and grading plans within the resubmittal package, and can recommend approval once the additional sets are received and stamped. Consultant came to the counter December 4, 2006, and stated they will be providing additional two sets as discussed at the counter which are needed prior to picking up permit. The two additional sets shall be received, approved, and stamped as the conditional approval. The following conditions will apply to the grading permit. The Hydrology Study dated 21NOV05 by M3 Engineering was accepted for this project.

GRADING PERMIT CONDITIONS:
1) Call for SWPPP inspection and Pre-construction meetings. For a DSD Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html
2) Overlay zone application required.
3) Any disturbance within the 50-ft W.A.S.H. Ordinance Study Area will require the project to be stopped until a full W.A.S.H. Ordinance Report with W.A.S.H. Mitigation Plan is submitted for review and approval by DSD Engineering and then reviewed by stormwater committee(s).
4) There shall be no stockpiling, material storage, vehicle crossing/parking/storage or any type of grading activity within the W.A.S.H. Ordinance Study Area.
5) Heavy duty construction fence is required at west side of project to define limits of disturbance outside of the W.A.S.H. Ordinance Study Area.
6) There shall be no disturbance outside of grading limits as defined by the approved plans and as accepted by the initial inspection.
7) There shall be no disturbance of Railroad Wash and the 50-ft study area surrounding the top of bank as defined by the approved drainage report and the approved grading plan.
8) Additional percolation testing may be required at post-grading construction inspection.
9) All grading construction work shall conform to City of Tucson Development Standards Section 11-01.
10) See the associated Stormwater Pollution Prevention Plan as a part of this grading permit. The Stormwater Pollution Prevention Plan shall be updated to show location of concrete washout area on SWPP sheet plan view.
11) A copy of the Grading Plan, Grading Permit, and any Geotechnical Reports shall be kept at the site at all times, until final grading approval.
12) Any revision to the Grading Plan MAY require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design.
13) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
14) See the associated Site Plan T05CM04691.
15) Truncated domes are required for access ramps per ADAAG. This is an update to COT standard detail 207.
16) Temporary erosion control devices shall be placed at locations where stormwater runoff exits grading limits to prevent debris, construction silt, and/or chemicals from entering any drainage ways that eventually discharge into the receiving waters.
17) Contact Permits and Codes (791-5100) for any questions regarding right-of-way permit requirements.
