The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN, DRAINAGE REPORT, SWPPP

Additional comments could be forthcoming due to changes and revisions to the site.

1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

2. Show roof drainage (flow arrows) on the existing structure. DS 2-02.2.1.A.16.

3. Show the depth of the water harvesting areas in the landscape border. Either by a general note or label on the plan.

4. The grading plan is primarily used by the City of Tucson, Engineering Inspectors for the pertinent inspections to obtain a Certificate of Occupancy. Because of this it is importatnt to see of there are any conflicts with easements and structural elements of the site. Show the easements listed in the title report Schedule B, items 4, 5 and 6 on the plan. Label and dimension accordingly. DS 2-02.2.1.A.20.

5. Show a cross-section of the retention basin. The basin appears to be within or close to the ROW. Clearly indicate the basin is not located within the ROW. Show the distance between the property line and the basin. Show the appropriate elevations, bottom, top, etc. Give the water surface elevation. Show the slope of the basin. Indicate the volume of the basin. SMDDFM 2.3.1.6.A.4.

6. The drainage report has indicated the basin is a depth of 3'. Security barriers must be provided at the top of all basin slopes steeper than 4:1, where water depths exceed two feet. If the requirement is applicable to this site, indicate in the above requested cross-section the height of the security barrier. SDRM 3.6.2.

7. Show a detail of the spillway mentioned in the drainage report, section 2.3 Detention/Retention Analysis page 7. Show and label appropriate elevations. Indicate the peak discharge at the outlet.

8. Show the ponding limits for the retention basin. Use a specific line weight and include in the legend. The ponding limits should not encroach into the ROW. SMDDFM 2.3.1.6.A.4.e.

9. Show the location of the 15' vehicular access ramp that is a requirement per SMDDFM 2.3.1.6.A.4.b.

10. Show on the grading plan the existing and proposed 100 year discharge concentration point locations include the quantities. SMDDFM 2.3.1.6.A.

11. If applicable show grade breaks. Indicate symbol in the legend.

12. It is not clear how the surface drainage is entering the basin. Show the inlet structure. Show appropriate elevations and dimensions. SMDDFM 2.3.1.6.A.4.a.

DRAINAGE REPORT COMMENTS

1. Include a very detailed Detention/Retention Basin Maintenance Checklist and schedule in the drainage report. SMDDFM 2.3.1.6.C.

2. Show a detail of the spillway mentioned in the drainage report, section 2.3 Detention/Retention Analysis page 7. In the drainage report and with an outlet detail explain how basin outlet will maintain existing drainage flow patterns.

3. Show a cross-section of the retention basin. The basin appears to be within or close to the ROW. Clearly indicate the basin is not located within the ROW. Show the appropriate elevations, bottom, top, etc. Give the water surface elevation. SMDDFM 2.3.1.6.A.4

4. In section 2.3 of the drainage report, page 7, add discussion of infiltration, depth of basin and hours to drain.


STORMWATER POLLUTION PREVENTION PLAN COMMENTS

1. Include a copy of the AzPDES permit and the NOI on forms provided by ADEQ. A copy of the Arizona Pollutant Discharge Elimination System General Permit must accompany the SWPPP. Include a copy of the general permit with the SWPPP. (Part IV.F)

2. Each operator is responsible for submitting a completed NOI to ADEQ and to the City of Tucson. The operator responsible for day to day activities (the contractor) and the operator with control over plans and specifications (owner/engineer) is required to submit an NOI to the state and a copy to the City of Tucson. Submit two NOIs filled out and signed by the appropriate parties. (Part IV.F)

3. Have the owner or a party responsible for the owner sign the Pollution Prevention Plan Certification. This ensures the owner is aware of his responsibilities for SWPPP compliance.

4. The SWPPP does not include how the site will comply with the SWPPP regulations and the demolition of the existing structures. Have the existing structures "to be removed," been removed? If the structures have not been removed address removal of these structures in the SWPPP.
