RESUBMITTAL REQUIRED: Grading Plan and Drainage Statement.

The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. A flood plain use permit is required prior to the approval of the grading plan.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
4. Correct or edit G&A General note 12 to reflect comment no. 15.
5. Include the Soils report for review on the next submittal per G&A Grading and Drainage note no. 1.
6. Correct or edit G&A Grading and Drainage note 9 and 10. Remove the reference to M.A.G.
7. Correct or edit City of Tucson: Standard Paving & Grading notes no 2: Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
8. Correct or edit City of Tucson: Standard Paving & Grading notes no 3 and 7: All grading shall conform to City of Tucson Development Standards 11.0.
9. Correct or edit City of Tucson: Standard Paving & Grading notes no 15: The City of Tucson does not issue type I or II grading permits. The note shall be removed.
10. Correct the legal description. The Bk. and Pg. used in the legal description is for a different subdivision to the west.
11. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
12. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP.
13. List Site Plan number on the plans.
14. Show Phase numbers and delineate. Each phase must function independent of future phases.
15. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
16. Show details of all surface materials.
17. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
18. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
19. Show the 100-year flood peak discharge.
20. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
21. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
22. Call out peak discharges entering and exiting the site.
23. The proposed grading for the phase II is 0.8 acres, which is under the 1.0 acre SWPPP requirement. However, the proximity of the project to the FEMA mapped floodplain and because of the proposed grading of the existing basins that drain directly into the Arcadia Wash a: "A Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of the grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. Explain in the DS how the FFE was determined, if the FFE was determined by a previous DR, then a statement in the DS must added that you have reviewed and agree with the data from the previous DR.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
