The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering Review Section and until all zoning comments or concerns have been addressed. 2. Provide a copy of the reference site plan which was submitted with the Minor Subdivision Plat. There appears to be an issue with the width of the Private Street as called out for Common Area 'B'. If this is a "Street" Then the minimum width for the cross section would be forty (40) feet as shown on D.S. 3-01.0 Figure 1, the visitor parking can not be within the travel lane. If this is to be developed as a Parking Area Access Lane (PAAL), per D.S. 3-05.2.1.C.1, the minimum width for a two way PAAL is twenty-four (24) feet. The visitors parking as shown along the east side of the PAAL reduces the width of the PAAL to nineteen (19) feet. Provide documentation that DSMR or Variance has been approved for the reduction in width of the street or PAAL. 3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: 3 COPIES OF THE GRADING PLAN AND THE SWPPP A different reviewer than the previous reviewer conducted this review. 1. Please verify with the Zoning reviewer, David Rivera if during the final plat review the final plat was submitted with a site plan. Because this project was a minor subdivision review a site plan should have been reviewed in conjunction with the plat. Submit the site plan that was reviewed with the final plat, this plan should have the CDRC stamp on the plan. If you have any question regarding this comment please contact me. SWPPP COMMENTS 1. Part IV.C.2.e. Include and identify receiving waters in the general location map. The above comment has not been addressed. The response letter stated the comment was addressed; however the location map was not revised. 2. Consider placing silt fence only on the downstream sides of the project. The above comment is from the first review and has not been adequately addressed. Revise the SWPPP site map to reflect the above "considered" recommendation. |
