GRADING PLAN COMMENTS: 1) Development Standards (DS) Section 11-01.4.1.C.3 & LUC 2.8.1: The north side slope is still excessive and the recommended slope of 2.5:1(H:V) would indicate that the runout could exceed the design shown. For the rear slope, the 15+ feet of fill needs to be reconsidered for benching and geotechnical recommendations, to blend with the natural appearance of the site or lot and the surrounding terrain. Revise planview and provide section that is in compliance with HDZ grading and shows the revised rear slope configuration with sufficient accommodation for runout and the area needed for slope benching, terracing, or retaining wall. 2) DS Sec.11-01.4.1.C.4: Regarding driveway, label existing spot elevation at street. 3) Revise proposed silt fence location to include all downstream areas along the lower side of the retaining wall. Temporary erosion control devices placed along sloped areas create diversion channels and are detrimental to erosion control; revise or remove proposed silt fence along side slope at east end of project. 4) Per the provided geotechnical assessment letter dated May 28, 2005, address the remaining geotechnical comments: a) The slope grade recommendations for slope stability are expected to be 2.5:1(H:V) or less steep. The plan shows 2:1(H:V). Revise the design to reflect the recommended slope or provide the stability analysis that verifies the proposed steeper design slope for this project. b) DS Sec.11-01.8.2: Show recommended benching. 5) Bk56 pg69 general note 8: Show locations of primary and secondary onsite sewage disposal areas; locations should be depicted to match generally central locations per the Final Plat. Show leachate fields within grading limits. Add a general grading note to the grading plan stating that the leachate fields may be replaced with a gravity sewer system once the sewer has been approved. 6) LUC Sec.2.8.1: Revise grading limits to reflect minimal disturbance of lot; pull back disturbance limits such that the grading limits shows minimal amount of construction area for building pad slope construction. Please call to discuss the Montage Vista II lot grading for lots 63-73. For resubmittal, provide 3 copies of the revised grading plans, a response letter, and a slope stability analysis if there are any proposed slopes over 2.5:1(H:V).
