Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.

SUMMARY: The grading plan package was reviewed by Engineering. Engineering does not recommend approval of the Grading Plan at this time. The Drainage Report was reviewed for Grading Plan purposes only.

GRADING PLAN COMMENTS:
1) City of Tucson Development Standards (DS) Section 2-03.5.2: The Grading Plan cannot be approved unless it is in conformance with an approved tentative plat S05-030. Address Tentative Plat comments that are reflected in the grading plan.
2) Provide approved copy of Tentative Plat.
3) DS Sec.11-01.4.C: Remove Preliminary - Not For Construction notations on the sheets. Provide Engineer's seal and signature for all sheets.
4) DS Sec.10-02.14.2.6, & 10-01.3.5.1: See Tentative Plat comment regarding basin outlet pipes.
5) DS Sec.11-01.8.1.A: Proposed fill on lot 44 is in excess of two feet above existing grade in the outer one hundred feet of the developing site adjacent to residentially zoned property and will require the procedure outlined in this section. See Tentative Plat comment. This process must be complete prior to Grading Plan approval.
6) DS Sec.11-01.9: Where proposed right-of-way abuts property line, explain approval (provide copy of correspondence) of landscape encroachment into right-of-way.
7) Show location of school crossing.
8) Dimension each basin for grading inspection purposes.
9) DS Sec.10-02.1.5.1 & -14.3.4: Show 15-ft.wide basin maintenance access ramp with maximum ramp slope is 15%.
10) On sheet 5 provide the following cross sections:
a) At end of knuckle at south corner of project, showing existing and proposed grades onsite and offsite.
b) At end of cul-de-sac at south corner of project, showing existing and proposed grades onsite and offsite.
c) At rear of lot 131, showing existing and proposed grades onsite and offsite.
d) At end of Zell Court, showing existing and proposed grades onsite and offsite.
e) At drainage easement across form lot 90, showing existing and proposed grades onsite and offsite.
f) Detail I/3 at property boundary and drainage easement. This easement must show the entire drainage channel and start from lot 45 and extend into south neighboring parcel to future proposed neighboring pad elevation.
11) Provide docket/page for drainage maintenance easements.
12) On sheet 5 change the floodplain delineation to correctly depict existing floodplain line as it approaches the drainage easement near lot 90.
13) The Stormwater Pollution Prevention Plan (SWPPP) shall meet the minimum requirements of the Construction General Permit. Revise the SWPPP to address all of the following comments.
a) Provide signature for NOI.
b) Provide more contour labels on some planview sheets to clarify topography.
c) Show temporary controls along north side of project before earthwork.
d) On sheet 4, remove straw bales from within drainage channel - provide controls at top of banks of the drainage area.
e) Add a note to the cover of the grading plan and SWPP that a pre-construction meeting is required as well as SWPP inspection that includes some of the following information: Call for Pre-construction meeting. DRAINAGE REPORT COMMENTS:
14) DS Sec.10-02.12.5: Storm waters must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under existing conditions. The drainage scheme must be modified to show storm waters released at the same locations and with the same magnitudes as existing conditions. Provide cross section near lot 90, where existing floodplain indicates receipt of potential flow; an interceptor drainage design is needed at this location. Revise detail I/3 to show full cross section of channel. Also show on plan view the drainage easement(s).
15) Address all Tentative Plat drainage comments.
