SUMMARY: The Grading Plan and Stormwater Pollution Prevention Plan were reviewed by Development Services Department Engineering Division. The Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time.
Grading Plan comments:
1. Include a copy of the stamped approved tentative plat with the resubmittal. The grading permit cannot be approved until the tentative plat has been approved. Additional comments
2. As indicated in comments during the tentative plat review, the development cannot proceed as designed until the drainage improvements along Harrison Road have been completed. Explain in your response letter how the drainage issues will be addressed and the scheduling of the Harrison Road improvements. A floodplain use permit will likely be required.
3. Specify the contour interval near the north arrow and scale.
4. Pad grades for Lots 1, 2, 3, 6 and 7 appear to be in conflict with the differential grading standard of the Development Standard (DS 11-01.8.1.A) Revise the pad grades for these lots so that no more than 2 feet of fill will be placed in the outer 100 feet of the project or meet the notice and mitigation requirements of the development standard.
5. Provide general dimensions and cross-sections for the basin.
6. Provide typical lot grading details to demonstrate that positive drainage will be provided and indicate the direction of drainage from each lot.
7. Provide truncated dome warning surfaces at the curb access ramps.
Stormwater Pollution Prevention Plan comments:
8. Revise section F-F on the Site Map so that it is consistent with the details within the CalTrans Manual in the appendix.
9. Revise the concrete truck washout section on page 13 to provide an alternative to use a concrete washout location on site in accordance with the appendix.
10. Part IV.F. Include copy of AZPDES permit (AZG2003-001), NOI and ADEQ authorization as part of the SWPPP
Revise the Grading Plan and prepare a SWPPP to address all of these comments and resubmit three copies of the grading plan and ;four copies of the SWPPP. 1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
