The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN

1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

3. One of the purposes of a grading plan is for the Engineering Inspectors to use the plan during the final grading and Certificate of Occupancy (C of O) Inspection. Because of this, it is important to have general site/grading information on the grading plan. Indicate overall dimensions throughout the site, ie PAALs, sidewalks, ROW, landscape borders, etc.

4. Show finish grades on the plan. Proposed drainage patterns must be readily definable in all areas. DS 2-08.4.1.E, DS 2-02.2.1.A.16.

5. Be advised proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined the Development Standard 11-01.8.1.A. This process must be complete prior to Grading Plan approval. In effort to determine if differential grading is an issue for this development finish grades must be provided. (See the above comment)

6. Indicate how the drainage will be routed under the sidewalk on the west side and the south side of the proposed structure. The southern side of the building has approximately 24' of proposed concrete for a display area. At any point where a 10 year flood discharge starts to cross a pedestrian access area the access shall be designed and constructed to convey the 10 year event. What type of drainage structure are going to be used in these areas? DS 2-08.5.1.E.

7. Show on the grading plan the location of the drainage concentration points and the flow amount (cfs) at all the concentration points.

8. Perimeter wall must have adequate flow-through wall openings for accepting and releasing drainage without elevating or ponding water on the upstream side of the development and so as to not concentrate or increase flow on the downstream side. To meet this requirement show wall openings for the proposed west side perimeter wall on the grading plan. Provide a detail on the plan of the wall openings and give specific dimensions. Show the location of the wall openings. SMDDFM 12.5

9. The SWPPP is approvable once the site and plan plan our approved. Please note any changes to the site and grading plan must be reflected on teh SWPPP. Once the grading plan is approvable submit three copies of the SWPPP to be approved (stamped and signed).
