SUMMARY: The grading and Stormwater Pollution Prevention Plans may not be approved as submitted. Grading comments are not complete. Comments on the SWPPP's are provided below:

Stormwater Pollution Prevention Plan:

1. Part IV.C.2.e: The first paragraph on Page 3 says to see location map on next page. Provide the location map. The location map must show the receiving water.
2. Part IV.C.4: Clarify the identity of the receiving waters. The online maps indicate that the site drainage is discharged overland to an unnamed tributary of the Rodeo Wash.. This should be identified as the receiving water. Page 7 of the SWPPP also identifies Alvernon Wash as the destination of site discharges - revise or omit as appropriate.
3. Part IV.J.1: Provide certifications and signatures for each operator.
4. Part IV.D.8.c: Describe BMPs for managing concrete truck washout and surplus concrete discharge.
5. Part IV.D.2.a: Describe the erosion controls that will be employed to retain sediment on site to the extent practicable.
6. Part IV.D.4.a: Document where vegetation is to be preserved.
7. Provide a site map that provides all of the required information as detailed in Part IV.C.3 of the General Permit.
8. The submitted copies of the SWPPP have two copies of the General Permit. Only one copy is required.

Additional comments may be forthcoming once a complete submittal is received.

SUMMARY: The Grading Plan and Stormwater Pollution Prevention Plan were reviewed by Development Services Department Engineering Division. The Site Plan for this project has not yet been approved. Until these plans are approved, the Grading Plan, and Stormwater Pollution Prevention Plan (SWPPP) can not be approved.
The grading plan cannot be approved until the site plan has been approved. Additional comments may be forthcoming once the site plan and drainage report have been approved.
Revise Standard Paving and Grading note 5 to indicate that all grading will comply with City of Tucson Development Standard 11-02.
Provide truncated domes at access ramps and in areas where pedestrian use areas abut vehicle use areas without vertical separation.
The plan indicates that the outside storage area is to be chipsealed. Show how material will be transported to the storage area. All vehicle use areas will need to be chipsealed.
Clearly indicate the limits of disturbance on the grading plan.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
