RESUBMITTAL REQUIRED: Grading Plan and SWPPP

The Grading Plan (GP) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Three copies of the grading plan are also required at submittal.
3. The GP and SWPPP cannot be approved prior to the approval of the Development Plan.
4. Replace "Section 13, IBC" with "City of Tucson Development Standards Chapter 11-0.0".
5. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
6. Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. List the datum ie: NAVD1988 or NGVD1929.
7. Complete the Activity number on the plans.
8. List administrative address/site address on plans.
9. Complete development number (D05-0011).
10. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list.
11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Cut or fill slopes require a 2' minimum setback from property line.
13. Call out peak discharges entering and exiting the site.
14. Refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The approaches to the refuse container between the buildings at the East property line cannot travel over the property lines of the adjacent property.
Drainage report:
1. The DR has been accepted by Engineering/Floodplain.


Stormwater pollution prevention plan:
1. Show the silt fence at the toe of all slopes. This comment was intended for the portion of the property fronting Houghton Road.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Please submit two copies of the approved and stamped development, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved site/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

5. It appears that the orientation of the dumpsters has changed. Please verify with John Clark of Environmental Services that this orientation is acceptable. Also provide documentation regarding cross access between the development to the west and this development.
