RESUBMITTAL REQUIRED: Grading Plan, approved Tentative Plat, and Drainage Report

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Provide all City of Tucson red lines during the next submittal.

Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Show all symbols in the legend. Legend may need to be updated to show all additional items including all survey, utility info (i.e. Manholes), definition to 'FP" & "FFE", drainage info (i.e. Rip rap), and so on.
3. Disregard previous comments in regards to clouding revisions. Remove all clouds on the grading plans.
4. Callout limits of grading. Per sheet 2 section C-C of the grading plan it appears that work will be done on the adjacent lot therefore limits of this work need to be callout. In addition, per Development Standards No 2-03.2.4.L.5 adjacent owner's permission maybe required due to the additional grading taking place on that property owner's lot.
5. Show details of all surface materials. This should include pavement thickness and any other underlying structural course (i.e. AB).
6. To ensure that there is no nuisance ponding on this project please callout all locations of the detail to wall openings. Are wall openings going to be provided on each lot?
7. Distinguish the difference between FP and FFE.
8. The response letter to Engineering comments indicates that there are no grade breaks. How does this site handle storm water running along Broadway Blvd? May need to prevent Broadway Blvd. storm water from entering the proposed site.
9. Call out slopes on section B-B, should not exceed 4:1 slopes.
10. Parts of the plans are difficult to read due to leader notes crossing one another, two different font colors, over lapping text, and so on.
