Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. Lettering appears too small. All lettering and dimensions shall be equivalent of twelve (.12") point or greater size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced for record keeping purposes. 3. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting". 4. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP. 5. List subdivision number. Clarify whether the number is S98-060 or S98-068. 6. Show all symbols in the legend. Legend may need to be updated to show additional items such as setbacks and easement line work. 7. Cloud in revisions and provide dates. 8. Show limits of grading. 9. In the street cross section provide transverse and longitudinal slopes. 10. Please show the proposed roof drainage patterns. 11. If applicable provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. 100% of the 10-year flow must be conveyed under the sidewalks. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 12. Curb and Gutter elevation include drainage flow with percent slope. 13. Show details of all surface materials. 14. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 15. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line). 16. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 17. Call out peak discharges entering and exiting the site. 18. Detail of wall openings (size and distance). 19. Cross section across property line showing clear acceptance of off-site flow. 20. Provide adequate spot elevations and/or contour lines existing and proposed. Existing (dashed) and proposed (solid) contours and/or appropriate number of spot elevations. 21. Prevent nuisance ponding off-site due to development. 22. Finish floor elevations and pad elevations. FP should read FFE. 23. If applicable provide FFE for houses within 100 feet from outside perimeter of site. 24. Call out contour interval. 25. Provide existing contours around site to at least 25' from property line. 26. Show grade breaks. 27. Proposed FFE's should not exceed 2 feet from existing house adjacent to site. 28. Call out slopes on section B-B. 29. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 30. (Call out flow peak discharges entering and exiting site). 31. Detention/Retention Basins: Must match drainage report Inlet/outlet structural details (weir design); provide dimension of weir openings Cross sections and dimension; dimension widths of all drainage sections Dimension basin, provide spot elevations/flow arrows (i.e. drainage easement on lots 4-7) Water surface elevations onto cross sections Peak Discharge at basin's outlet! 32. Per recently revised city policies the sidewalk along Broadway shall be 6' wide and 5' wide on Via Palos Verdes. 33. It appears that there is a bust in the grades on Lot 6. Drainage report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. The content and format of the Hydrology report should follow S.M.D.D.F.M., chap. II, 2.1.3. 3.
