SUMMARY: Engineering Division has reviewed the subject grading plan and approval is not recommended at this time. Please address all comments provided below:

GRADING PLAN:
1. Depict and label limits of grading/area to be disturbed on the plan. Provide Stormwater Pollution Prevention Plans (SWPPP's) with text and all appropriate certifications/signatures if the area to be disturbed is an acre or greater.
2. Revise General Grading Notes 2 and 12 to specify that site grading is to be in compliance with City Development Standard 11-01.0 (Excavation and Grading).
3. Provide proposed finished pad grades, accurately labeled.
4. Specify construction of a driveway apron (PC/COT SD 206) west of Lot 4 for access to this lot.
5. Provide a note to construct curb transitions (PC/COT SD 210) west of Lots 1 and 4.
6. A pedestrian easement must be created and recorded with recording information provided on the plan for those areas where the new public sidewalk is proposed to be constructed in the right of way.
7. Specify construction of a 5 foot sidewalk on both sides of the Ingress/Egress in Road Section A/2 and in keynote 3.
8. Specify a minimum 2' shy space in Section F/2 for utilities, water meters, signage, etc.
9. Provide Section G/2.
10. The proposed structure for Lot 6 falls within the minimum setback recommendations in the Pavement Engineering and Basin Setback Report. Please address or revise as necessary.
11. Due to concerns regarding post-construction basin infiltration, please add the following general grading note: "Infiltration test results shall be submitted upon basin completion, after 90% grading construction is completed. Final grading approval shall be held until functions of basins are determined to meet design requirements as specified per the approved drainage and geotechnical reports"
Listed below are some of the minimum items that must be addressed with a SWPPP. For additional information, go to: http://www.azdeq.gov/environ/water/permits/download/cswppp.pdf
http://www.azdeq.gov/function/forms/appswater.html
