Please address all comments provided below: GRADING PLAN: 1. Depict and label limits of grading/area to be disturbed on the plan. 2. Provide a Paving and Grading note that site grading shall be in compliance with Development Standard 11-01.0 (Excavation and Grading). 3. Provide proposed finished grades and sideslope information for the retention/detention basin and water harvesting areas. 4. Depict and label sidewalk scuppers for conveyance of 10-year flows at a minimum under all sidewalk areas., with inlet and outlet elevations noted. Include depiction and labeling of scuppers in the public right of way for flows exiting the basin. 5. Provide elevations for the retention/detention basin. 6. The outlet weir invert at basin bottom does not appear to provide for the threshold retention volume. Please address this issue in a response letter and on the grading plan as necessary. 7. Due to concerns regarding post-construction basin infiltration, please add the following general grading note: "Infiltration test results shall be submitted upon basin completion, after 90% grading construction is completed. The Certificate(s) of Occupancy for commercial sites shall be held until functions of basins are determined to meet design requirements as specified per the approved drainage and geotechnical reports" 8. Provide/depict any recommended erosion protection measures at the basin outlet and inlet locations, fully labeled and dimensioned. 9. Provide infiltration test results in accordance with DS 10-02.0, Section 14.5.9 (please note the necessity of a safety factor of 2) SWPPP: 1. Please address erosion and sediment controls along the north and east property boundaries 2. Provide a detail for the proposed stabilized construction entrances on the plan 3. Include a copy of the Arizona Construction General Permit with the text. 4. Depict and label an alternative concrete washout location if "subsequent formed pour areas" are not available for utilization. 5. Provide all owner/operator and contractor certifications. These items must be kept on the job site at all times until construction activity ceases and submission of a Notice of Termination (NOT) has occurred. The grading plan does not match the approved site plan. please review and revise the grading plan to match the approved site plan. 3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved site plan. Additional comments may be forthcoming. |
