The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. The access ramp at the entrance along Campbell Avenue appears to be within the UMC property. A pedestrian access easement is required for any portion of the public sidewalk when placed within private property. 3. The pork-chop island at the entrance along Campbell Avenue has not been designed to allow for accessibility. Please demonstrate how an accessible route is to be provided through the pork-chop. 4. Along the southwest corner of the property (Allen Road and Campbell Avenue) half of the public sidewalk is on private property and the other half within the right-of-way. A pedestrian easement will be required along this area if the sidewalk is to remain on private property. 5. PLease review and revise the access ramp details U and V. Truncated domes are required on all access ramps. Please revise the details and annotate appropriately with the truncated domen information. Please call Steve Tineo of the Transportation Department for more information on the sidewalk issues and also contact Jose Ortiz with the Engineering Section of the Development Services Department. 6. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved site/development plan. Additional comments may be forthcoming. |
