The Grading Plan can not be approved at this time because the project's approved block plat has been revised. The proposed revisions might alter the approved master drainage scheme. Staff can not assume that the drainage scheme, north of Camino Boleadoras, is not affected by the proposed revisions. This issue has to be addressed and resolved prior to the resubmittal of the Grading Plan. The Grading Plan can be resubmitted for review as explained in the following steps: First Step: A revised Master Drainage Report and a revised Block Plat are submitted for review and approved. Second Step: A Tentative Plat and a Drainage Report for phase 1, which comply with the approved Block Plat and the revised Master Drainage Report, are submitted for review. Third Step: The Grading Plan for Phase 1 can be submitted after the approval of the Tentative Plat/Drainage Report first submittal or with the second submittal of the Tentative Plat/Drainage Report. Include a copy of the Tentative Plat with the Grading Plat Submittal. |
