RESUBMITTAL REQUIRED: Grading Plan and Drainage Report.

The Grading Plan (GP), Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The GP cannot be approved prior to the approval of the Site Plan.
3. Add the area of disturbance on the plans.
4. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
5. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP.
6. List administrative address/site address on plans.
7. Call out all lengths for rip-rap splash pads. The details for the curb open inlets read "See plan for area", but the plan has no dimension or areas called out on the plan.
8. Reference the Site Plan number (T05CM01519) on the Grading Plans.
9. Is key note no. 1 for the detail "ENLARGED COURTYARD GRADING PLAN" correct? This is not the location of the scuppers on the plan.
10. Show all symbols in the legend (rip-rap).
11. Provide a dimensioned detail of the Ret./Det. Basin.
12. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
13. Show details of all surface materials.
14. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
15. Call out the names of all washes.
16. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation).
17. Slopes of 3H: 1V require hand placed riprap.
18. Slopes of 2H: 1V or greater require grouted riprap.
19. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01.
20. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
21. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. The DR cannot be approved prior to the approval of the Site Plan.
3. Provide an 8" diameter bleeder pipe with a 4" orifice to drain the retention basin.
4. Provide a dimensioned detail of the Ret./Det. Basin.
5. Slope the retention basin to drain to a low point at the bleeder pipe.
6. Provide percolation test results for the retention basin in the next submittal.
7. Call out all lengths for rip-rap splash pads. The details for the curb open inlets read "See plan for area", but the plan has no dimension or areas called out. Velocities shall be listed also.
8. Add the project address to the cover of the drainage report.
