RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Three copies of the grading plan are required for submittal.
3. The Grading plan cannot be approved prior to the approval of the Tentative plat.
4. The flow capacity of the typical roadway crown section was figured using a COT/SD wedge curb. The max. reveal for this curb is 6". An 8" vertical curb should be used. Should a super-elevated section have been used instead of a crown-section?
5. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
6. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP.
7. List administrative address/site address on plans.
8. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
9. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
10. Cut or fill slopes require a 2' minimum setback from property line.
11. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Lots 15 and 16 seem to be filled in excess of 2'. Please address.
12. Dimension the Retention basins in order to construct and inspect.
13. General note no. 18: Call out the engineer and the report no., if available.
14. List what datum is being used in the "Basis of Elevation".
15. Call out a concrete header for the curb returns at the entrance.
16. Wheelchair ramps are needed at the north side of lots 1 and 42.
17. Show access to basin for maint. per the responsibility note.
18. Section E/6 should have drainage blocks instead of weep holes.
19. Show section designators on plan view sheets for x-section details shown on sht. 6.
20. Sheet 2 has a x-section designator for AA/4, does this pertain to this application?
21. Please clarify Section 6.6 "Permenent Slope Design" of the Geotechnical report, it is not clear whether the 2:1 slopes should be grouted or not.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. The flow capacity of the typical roadway crown section was figured using a COT/SD wedge curb. The max. reveal for this curb is 6". An 8" vertical curb should be used. Should a super-elevated section have been used instead of a crown-section?
3. Percolation tests are required for the Retention basin prior to approval of the DR and GP.
4. What is the velocity of the stormwater as it exits concentration points 2A and 1? Will an energy dissipaters be necessary?
5. Demonstrate that the flows will be contained in the right-of-way and the limits of where the 8" reveal curbs will be used in the areas the drain to concentration point 2A. Lots 21 through 23 and lots 38 and 39 may be affected.

Stormwater pollution prevention plan:
1. The SWPPP has been conditionally approved. Re-submit along with the grading plans.
