| 05/17/2005 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | DATE: May 18, 2005 TO: Derek Roberts, Arcadis SUBJECT: Limberlost Townhouses, Grading Plan Review REVIEWER: Loren Makus ACTIVITY NUMBER: T05BU00673 SUMMARY: The Grading Plan and Stormwater Pollution Prevention Plan were reviewed by Development Services Department Engineering Division. The Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. Grading Plan comments: 1. The detail for the basin weir and the plan view indicate different materials for the bleed pipe. Revise the plan to be consistent. 2. Revise details S and T on sheet 4 so that the correct walls are described. 3. Clarify which symbol is used for the grading limits. The keynote used to call out the grading limits seems to point to different line types in two areas of the plan. Stormwater Pollution Prevention Plan comments: 4. Part IV.C.3.a. On the site map identify drainage patterns and estimated slopes after grading. Include slopes and drainage patterns on individual lots. 5. Part IV.C.3.b. Identify on the map areas of soil disturbance Identify on the map areas not to be disturbed 6. Part IV.C.3.c-d. Identify on the map locations of structural and nonstructural controls identified in the SWPPP. Show areas and methods of interim and permanent stabilization that will be used on the site. Straw bales and silt fence are not stabilization practices. 7. Part IV.C.3.g. Identify on the map locations where stormwater is discharged to an MS4. Clearly label the discharge location. 8. Part IV.H.4. Since the discharge location from the site is not easily accessible, describe how the sediment that is discharged to the storm drain will be routinely removed and describe how the eventual location of the discharge to First Avenue Wash will be inspected and sediment that originates from the project site will be routinely removed. 9. The SWPPP must include a copy of the Notice of Intent that was submitted to ADEQ. 10. Part IV.C.2.e. Include and identify receiving waters in the general location map. 11. Part IV.D.6. Describe post-construction stormwater management measures 12. Part IV.D.7 Describe how all non-stormwater discharges will be eliminated or reduced to the extent feasible. 13. Part IV.D.7 Describe how BMPs will be implemented for non-stormwater discharges. Revise the Grading Plan and prepare a SWPPP to address all of these comments and resubmit three copies of the grading plan and three copies of the SWPPP. If you would like to meet with me to discuss any of these comments please call me at (520) 791-5550 ext. 1161 or email me at loren.makus@tucsonaz.gov. Loren Makus, E.I.T.
