The Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. Grading Plan comments: 1. Include a copy of the stamped approved tentative plat with the resubmittal. The grading permit cannot be approved until the tentative plat has been approved. 2. As indicated in various comments during the tentative plat review, a floodplain use permit is required before the grading permit can be approved. Submit a complete floodplain use permit application along with the $50 permit fee and a $150 hydrology report review fee as required by the floodplain ordinance. 3. Clearly indicate the limits of grading on the grading plan. 4. Show details for the outlet weir, low flow pipe, and maintenance access for the basin as described in the drainage report and the tentative plat. 5. Revise General Note 1 to indicate that the 2003 Standard Specifications will be followed. 6. Various callouts for details refer to the incorrect page or to non-existent details. Revise the plans as necessary to provide correct references. 7. Provide general dimensions and cross-sections for the basin. Revise the label for the channel so that it is consistent with the tentative plat. 8. Revise the pad elevations for lots 34 through 39 so that the lowest floor elevations will be at least one foot above the water surface elevation in the channel. 9. Revise detail S/5 to clearly indicate that the top of the proposed v-ditch will be at least 2 feet from the project boundary. 10. Clarify the channel configuration at the north end of the channel. The channel bottom flow line shows lower elevations than the proposed contours adjacent to lot 37. 11. Provide clear construction details for the outlet from the channel into Limberlost Drive. 12. Provide proposed elevations for the top of the channel to show that adequate freeboard is provided. If the channel does not provide the freeboard indicated in the tentative plat comments posted by Matt Flick on December 16, 2004, indicate that the adjacent walls will be built as floodwalls as described in the comments. 13. Revise the detail for the west project boundary to clarify that proposed grading complies with the differential grading provision of the development standard. Stormwater Pollution Prevention Plan comments: 14. The SWPPPs that were submitted for review do not include the required site map. Include a site map in the SWPPP that meets the requirements of the general permit. 15. The SWPPP must include a copy of the Notice of Intent that was submitted to ADEQ. 16. Part IV.C.2.e. Include and identify receiving waters in the general location map. 17. Part IV.D.8.c Provide a written procedure that will be used to ensure that surplus concrete and drum washout will not become a pollutant elsewhere if it is not washed out on site. Otherwise, provide a location and procedure for washing out concrete trucks on site. 18. Part IV.D.6. Describe post-construction stormwater management measures 19. Part IV.D.7 Describe how all non-stormwater discharges will be eliminated or reduced to the extent feasible 20. Part IV.D.7 Describe how BMPs will be implemented for non-stormwater discharges. 21. Part IV.C.4 Indicate the name of the nearest receiving water. Revise the Grading Plan and prepare a SWPPP to address all of these comments and resubmit three copies of the grading plan and three copies of the SWPPP.
