Tumamoc Drive REVIEWER: Doug Williams DATE: 30 March 2005 ACTIVITY NUMBERS: T05BU00658/T05CM00801 SUMMARY: Engineering Division has reviewed the subject grading plan, and approval is not recommended at this time. Please address all comments provided below, see "blueline" mark-ups, and include with a resubmittal package containing three (3) sets of revised grading plans addressing all comments provided, and at least one copy of the stamped approved site plan for reference. 1. Provide an administrative or project address on the plan 2. Depict and label limits of grading/area to be disturbed on the plan. Please assure sufficient construction vehicle maneuvering and staging areas are accounted for. 3. Provide a note specifying "size, color, and textural treatment of all retaining walls, riprapped slopes, or other means of slope stabilization…" on the plan (Development Standard - DS - 2-12.2.3 C). 4. Please clarify the following discrepancies between the grading and site plans: a) proposed finished floor elevation; b) three different lot dimensions, as indicated by blue-line mark-ups; c) the home's footprint/configuration. 5. Please provide additional details (elevations and dimensions) in section A-A, and/or on plan view (see mark-ups). 6. Provide bearings and distances for the private drainage easement, as recorded on the Final Plat (Bk 58 Pg 19). 7. Keynote 3 " existing building envelope" appears confusing, and may be unnecessary - please remove, if so. 8. Refer to Development Standard 11-01.10.5 for interceptor drain requirements. Depict, label and dimension an interceptor drain or swale meeting this standard on the plan (an alternative, permanent-type material may be utilized in lieu of "pavement", if desired). 9. Please indicate type of material to be used for the driveway construction. 10. Provide a cross-section or sections for the driveway with cross-slope information, and include/depict erosion protection measures, as may be necessary along the driveway edges. 11. Clarify whether the maximum grading percentage provided is proposed or allowed, and provide each figure. 12. Add additional ties or setbacks to lot lines from the building footprint, as indicated on the site plan. An over the counter review may be arranged with me and/or Elizabeth Eberbach, P.E.
