SUMMARY: The Paving and Sewer Plan was reviewed by Development Services Department Engineering Division. The Plan was not approved at this time.
Grading Plan comments:
1. Include a copy of the stamped approved tentative plat with the resubmittal. The paving plan cannot be approved until the tentative plat has been approved.
2. As indicated in various comments during the tentative plat review, a floodplain use permit is required before the paving permit can be approved. Submit a complete floodplain use permit application along with the $50 permit fee and a $150 hydrology report review fee as required by the floodplain ordinance.
3. There are section callouts on several pages that reference the incorrect details or non-existent details.
4. Show details for the outlet weir, low flow pipe, and maintenance access for the basin as described in the drainage report and the tentative plat.
5. Revise General Note 1 to indicate that the 2003 Standard Specifications will be followed.
6. Various callouts for details refer to the incorrect page or to non-existent details. Revise the plans as necessary to provide correct references. (See sheets 4, 7 and 8, for example.)
7. Sheet 4 shows a 4-cell box culvert for the wash crossing at Croydon Park Road. The Tentative Plat and Drainage report indicate that a con arch precast bridge will be used for the crossing. Revise the paving plan to be consistent with the Tentative Plat or provide a revised hydrology report supporting the use of the box culvert.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved tentative plat. Additional comments may be forthcoming.

4. Submit a copy of the CDRC approved and stamped tentative plat to verify streets, widths, parking etc.

Clarify if a separate grading plan is to be submitted for the development other than streets and also cllarify if the grading will be done for the entire site or individual lots as they are developed.
