SUMMARY: The Grading Plan and Stormwater Pollution Prevention Plan were reviewed by Development Services Department Engineering Division. The Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time.
Grading Plan comments:
1. Revise the stockpile plan to comply with the differential grading requirements of the grading development standard. Fills greater than two feet in depth cannot be placed within the outer 100 feet of the project site where it is adjacent to residential properties. (DS 11-01.8.1.A)
2. Revise General Note 12 to indicate that the grading will comply with the City of Tucson Development Standard 11-01.0.
3. Remove the note indicating that this is a type 2 grading permit. The permit will be valid for 180 days unless extended by inspections showing progress.
4. Provide notes or other instructions to provide fencing or other means to protect the WASH resource areas.
Stormwater Pollution Prevention Plan comments:
5. Provide a complete Stormwater Pollution Prevention Plan. Complete the Construction SWPPP Checklist and return it with the resubmittal. In the checklist, specifically identify where each requirement has been met. The SWPPP may be prepared to address the entire project (stockpile and subdivision development) or it may be prepared to address the stockpile only.

Revise the Stockpile Grading Plan and prepare a SWPPP to address all of these comments and resubmit three copies of the grading plan and three copies of the SWPPP. Comments:

1. The stock pile plan (grading plan) has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit a copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the stock pile plan (grading plan) on the next submittal to insure compliance with the CDRC approved tentative plat. Additional comments may be forthcoming.

4. A separate grading plan under another activity number has been submitted for review for this development. That grading plan has not been approved as of this review date. How is this grading plan and the other grading plan going to be combined if at all?

I am assuming that the proposed stock pile is for the proposed development and not for storage for some other use on another site. Please clarify what the stock pile soil will be used for.

I also have to asume tha the stock soil is required in order to grade the site per the other grading plan. Please clarify.
