Development Services Department Engineering Division recommends conditional approval of the Grading Plan. See the following conditions: GRADING PERMIT T05BU00164 CONDITIONS OF APPROVAL: 1) City of Tucson Development Standards (DS) Section 11-01.2.3: BOND SHALL REMAIN FOR TIERRA VISTA PHASE 3, UNTIL FURTHER NOTICE. (SEE T04BU00133) PERFORMANCE BOND POSTED FOR GRADING AND RESEEDING 929232877. If grading construction does not commence within 60 days after grubbing, the disturbed area shall be native seeded within 30 days following the expiration of the 60 day period. 2) Prior to issuance of grading permit, provide revised sheet 7, addressing the following: a) Provide/clarify grading information for cross section between south lots and Valencia Road, include pad grading, slope information, boundary wall (state whether the walls will be under separate permit), grading limits, property boundary, and Valencia right-of-way. b) Per Tentative Plat comments, erosion protection is required along north side of channel in the area to the south of lots 46 and 47. 3) Any grading outside of the grading limits shall require submittal, review, and approval for a separate permit. 4) Any revision to the Grading Plan MAY require a re-submittal of the revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design. 5) If grading construction is expected to last longer than the expiration date on the grading permit, contact DSD to renew or extend the grading permit. If the final grading inspection has not been completed before the grading permit expires, and the grading permit has not been renewed, additional fees and reviews may be required. 6) As-builts required, with completion documentation from project engineer at time of final inspections. 7) Contact Permits and Codes (791-5100) for any questions regarding right-of-way permit requirements. 8) The Stormwater Pollution Prevention Plan (SWPPP) shall have signatures for any new operators on SWPPP at the site. 9) Call for initial SWPPP inspection as well as a Grading Pre-construction meeting.
