Existing trees with four (4) inch or greater trunk diameter and cacti will be preserved in their original locations, except for building sites and access and utilities serving building sites. 2. When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti will be salvaged and replanted in areas requiring revegetation, whenever possible. Revegetation. All disturbed areas including utility trenches or septic leaching fields which are not located in parking or driveway areas will be revegetated in compliance with the following requirements. 1. All plants used in revegetation must be the same as the native vegetation on the site or any adjacent site prior to grading or clearing. Include the proper and common name of new trees. 2. Revegetation will be accomplished with the following minimum requirements for plants. a. Desert trees, a minimum of fifteen (15) gallon size with a minimum trunk diameter of two (2) inches measured at the soil level, or large specimen cactus will be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading. b. Seeds for trees, desert shrubs, and grasses will be planted with a density adequate to control erosion and may use one of the following methods of planting or any other method approved by the Zoning Review Section at DSD. |

Approval is not recommended at this time. Please address the following comments in a response letter and on a revised grading plan. City of Tucson Development Standards may be accessed at the following link: http://www.ci.tucson.az.us/dsd/DevStandsTOC.pdf 1. The Stamped/Approved Tentative Plat for Coyote Pass depicts a finished floor elevation of 2610.0 for this lot. Significant revisions to the proposed grading will be necessary, demonstrating conformance to such.. 2. Please provide a note stating that site grading shall be in conformance with Hillside Development Standard (HDZ) requirements outlined in the City's Land Use Code (LUC), Section 2.8.1 These may be accessed at: http://www.ci.tucson.az.us/planning/luc/art2div8.pdf 3. Provide General Grading Notes. Include a note or notes that all site grading shall be in conformance with City of Tucson Development Standards (DS) 2-12 (HDZ Standard), DS 9-04.3.1- 3.3 (HDZ Site Improvement), and DS 11-01.0 (Excavation and Grading requirements). 4. An Engineer or Land Surveyor must prepare this grading plan, in accordance with DS 9-04.3.1 A 1. 5. Compliance with Columns A and D in Table 2.8.1-I (LUC), total area of disturbance allowed, excluding square footage for any sewer or septic area(s) of disturbance. 6. Please provide a cross section for the driveway, or provide regular spot elevations in plan view 7. Please depict finished grades/spot elevations at regular locations in plan view, or finished contours, for clarity. The cross-sections provided do not indicate finished grades throughout the area of disturbance, and all proposed (finished) elevations must be clear on the plan. 8. Provide a note stating that separate retaining wall permits will be required, wherever depicted or noted on the plan. Retaining walls must be clearly depicted in plan view, with top and bottom of wall elevations provided (bottom elevation is where the proposed wall meets finished grade - both sides). 9. Provide all finished slope information - in terms of horizontal:vertical (H:V) relationships. 10. Depict/provide an interceptor swale upstream of the proposed cut area/retaining wall, in accordance with Development Standard 11-01.10.5. 11. Please identify/label proposed building pad and finished floor elevations in plan view, 12. Please indicate the building location in cross-sectional views. 13. Revise the limits of disturbance (grading limit) delineation to include all cut/fill and disturbed areas - assure any disturbance areas for a septic system, if applicable, is included on the plan. 14. Please identify and label the 20' water easement as a "private ingress/egress and public utilities easement for Lots 22 and 23", in accordance with the recorded Amended Final Plat (Book 58 Page 19) for Coyote Pass. Resubmittal shall include a minimum of 2 copies of revised grading plans, and all HDZ submittal items/documents as specified in the Development Standards and Land Use Code sections referenced above. All comments provided must be fully addressed. Please note that subsequent comments may be necessary upon resubmittal, depending upon the nature and extent of revisions that occur to the plans.
