SUBJECT: Barrio Escalante, Grading Plan Review REVIEWER: Loren Makus ACTIVITY NUMBERS: T05BU00160 SUMMARY: The Grading Plan and Stormwater Pollution Prevention Plan were reviewed by Development Services Department Engineering Division. The Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. Grading Plan comments: 1. As indicated in the tentative plat review comments, this subdivision requires a grading permit. Provide a grading permit submittal for the whole project. Provide a complete description of the extent of the work including the area to be graded, the total cut and fill and the limits of grading. 2. The Grading Plan does not match the approved tentative plat. The approved tentative plat has 46 lots and two retention/detention basins and the submitted grading plan has one basin and 47 lots. Revise the grading plan to be consistent with the approved tentative plat. 3. Clarify the Sheet numbering. Each sheet is numbered as "Sheet 2 of 2." 4. Clearly indicate the limits of grading. 5. Submit a drainage report for the grading plan. The drainage report should discuss the sizing for each drainage structure. Provide results of percolation tests showing that the basins will dispose of the retained volumes within twelve hours. 6. Provide construction details for each drainage structure including each basin, each inlet and outlet structure, and each sidewalk scupper. 7. Provide general dimensions for each basin on the grading plan. 8. Provide construction details and cross sections for the new street. 9. Provide details for the wall openings and show that they meet the requirements of the drainage report. Show the location and size to demonstrate that they have the capacity to receive the discharge. Stormwater Pollution Prevention Plan comments: 10. Provide a complete Stormwater Pollution Prevention Plan. Complete the Construction SWPPP Checklist and return it with the resubmittal. In the checklist, specifically identify where each requirement has been met. Revise the Site Plan, Grading Plan, Drainage Report and the SWPPP to address all of these comments and resubmit three copies of the grading plan and two copies of the SWPPP. Zoning could not verify that the grading plan was in compliance with the approved site plan or development plan. Please submit two copies of the approved and stamped site/development, landscape, and NPPO plans with the next grading plan submittal. 3. Zoning will re-review the grading plan on the next submittal to insure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming. 4. The grading plan does not match the approved tentative plat. Please revise the grading plan to match the tentative plat as approved by CDRC. If the grading plan reflects the actual development propsed for this site a revised, reviewed, approved and re-stamped tentative plat is required. |
