RESUBMITTAL REQUIRED: SITE PLAN

1. Include a keynote description/legend on the site plan.

2. Show, label and give the sight distance (length) for the existing and future sight visibility triangles. For a PAAL to a Collector Street the sight distance for the near side is 265' and the far side is 110'. Revise accordingly. DS 2-02.2.1.A.10.

3. Show drainage patterns for the entire site. DS 2-02.2.1.A.16.

4. It appears that the solid waste truck will not clear the turning radius at the northwest side of the building. Demonstrate solid waste vehicle maneuverability fully dimensioned to the 90-gallon trash containers. Solid waste vehicles require 36' inside radius and 50' outside radius. It is recommended to contact John Clark from the Environmental Services Department for assistance, 791-3175 ext. 1136. DS 2-02.2.1.A.32.

5. Label the dimensioned 45' half ROW "Existing".

6. Dimension from street centerline to existing curb and sidewalk. DS 2-02.2.1.A.21.

7. Per the MS&R ROW Map the future ROW width is 45' from centerline for 5th Street. The future curb location is ten feet from the property line. This information must be included on the site plan. Show and label the future ROW width (45'), future curb and sidewalk location. DS 2-02.2.1.A.19.

8. Show existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent and the Bench Mark based on the City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

2. Eliminate required loading zone (LUC 3.4.5.4),
3. Provide 14 excess parking spaces (per last approved site plan) which are compact (LUC 3.3.7.2.C.1) and don't meet minimum dimensions (LUC table 3.3.7-I),
4. Since new parking is being provided on two sides of the building, a raised concrete sidewalk must be provided on the north, east, and west sides of the building that meets DS 2-08 and connects to the existing sidewalk along the south side of the building (LUC 3.2.8.4.B),
5. Last approved site plan shows required five (5) foot landscape buffer on site but it is now in the public right-of-way (LUC 3.7.2.4.A.3).
