SUMMARY: The revised Hydrologic/Hydraulic Study for Floodplain Delineation at Medina was received on January , 2005. Development Services Department Engineering Division has completed the review and recommends acceptance of the report to assess floodplain delineations in the area. Additional drainage information will be required for development and grading plan reviews.

DRAINAGE REPORT CONDITIONS OF APPROVAL:
1) Per DS Sec.10-02.2.3.1.3.A.5: If there are any changes to the upstream berm, watersheds, or design flow, re-evaluation of the floodplain may be needed. Documentation from the Union Pacific Railroad as well as the City of Tucson Department of Transportation, may be required at a future date if future improvements at the drainage structure crossing Nogales Highway or south leg of the MS&R Valencia/ Nogales Highway intersection are proposed or occur.
2) Tucson Code Section 26-5.2(4): Where riparian habitat overlaps with 100-year floodplain, any proposed residential subdivision for this site is subject to this section of the Floodplain and Erosion Hazard Management code.
3) LUC Sec.2.8.6: The area is currently under review for TSMS-ERZ. If at any time during the review, the "TSMS ERZ (under review)" changes to an "ERZ" status, and the project is submitted for development review, an ERZ application with a fee will be required. An ERZ review will then be required.
4) This approval is for acceptance of the drainage report for floodplain determination only. Subsequent development plan submittals are required for development that may include: plat, grading plan, floodplain use permit, and a drainage report for the proposed project.
