Sears Blvd. Site Plan Review (2nd review) TRANSMITTAL: March 22, 2005 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Add a note stating that this general manufacturing use is subject to LUC Sec. 3.5.5.1.B, .D, .E, .F, and .H. DS 2-02.2.1.A.31 2. According to the Assessors Office the subject property is made up of four lots. These lots must be combined with a recorded covenant which can be obtained from the zoning review counter. Please provide documentation of lot combination. DS 2-02.2.1.A.2 3. Indicate the location of keynotes 3 and 5 on the drawing. The keynote 10 indicator should be removed from the drawing since it is not being used. Show the location of keynote #15 on the drawing. Make sure all keynotes are correct and complete. 4. Place a note on the plan stating that the project is designed to meet the criteria of Sec. 2.8.3, MS&R setback zone. LUC 2.8.3 5. Revise general note 17 to be accurate. Based on the drawing, class 1 bicycle parking is to be located inside of the building rather than outside. 6. Revise the rezoning case number in the lower right hand corner to read C9-82-64. List all conditions of this rezoning approval as notes. Demonstrate compliance, either graphically or by general notes, with all rezoning conditions on the plan. If required by the rezoning conditions, a development plan must be submitted for review. Further comments may be necessary if a development plan is a required as a condition of rezoning. 7. The 5' wide pedestrian refuge areas along the north and south sides of building 1 must be physically separated from the adjacent PAAL by means of raised concrete curbing or other barriers and must contain a minimum 4' wide concrete sidewalk per DS 3-05.2.2.B.1. Also, there must be a minimum 2' wide area between the fences (along north and south property lines) and the PAAL to provide additional clearance for fire, sanitation and delivery vehicles per DS 3-05.2.2.B.3.
