TRANSMITTAL: March 22, 2005

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Add a note stating that this general manufacturing use is subject to LUC Sec. 3.5.5.1.B, .D, .E, .F, and .H.

2. According to the Assessors Office the subject property is made up of four lots. These lots must be combined with a recorded covenant which can be obtained from the zoning review counter. Please provide documentation of lot combination.

3. Indicate the location of keynotes 3 and 5 on the drawing. The keynote 10 indicator should be removed from the drawing since it is not being used. Show the location of keynote #15 on the drawing. Make sure all keynotes are correct and complete.

4. Place a note on the plan stating that the project is designed to meet the criteria of Sec. 2.8.3, MS&R setback zone. LUC 2.8.3

5. Revise general note 17 to be accurate. Based on the drawing, class 1 bicycle parking is to be located inside of the building rather than outside.

6. Revise the rezoning case number in the lower right hand corner to read C9-82-64. List all conditions of this rezoning approval as notes. Demonstrate compliance, either graphically or by general notes, with all rezoning conditions on the plan. If required by the rezoning conditions, a development plan must be submitted for review. Further comments may be necessary if a development plan is a required as a condition of rezoning.

7. The 5' wide pedestrian refuge areas along the north and south sides of building 1 must be physically separated from the adjacent PAAL by means of raised concrete curbing or other barriers and must contain a minimum 4' wide concrete sidewalk per DS 3-05.2.2.B.1. Also, there must be a minimum 2' wide area between the fences (along north and south property lines) and the PAAL to provide additional clearance for fire, sanitation and delivery vehicles per DS 3-05.2.2.B.3. Revise plan to show physical separation for pedestrian refuge and 2' shy space next to the fences.
