RESUBMITTAL REQUIRED: Floodplain use permit

The Floodplain use permit (FUP) cannot be approved at this time. Please address the following review comments prior to the next submittal.

Floodplain Use Permit:

1. Include a response letter to the comments along with the corrected copies of the FUP.
2. Improvements to existing structures in the COT flood plain cannot exceed 50% of the cost of the existing structure alone. Show a registered contractors estimate of the enclosure along with the cost of the existing structure (prior to improvements) on the plans. The calculation shall resemble this example on sheet 1. List all sources of costs.
Example: Price of existing house alone = $100,000 (Appraisal or Assessors amount)
Estimate of improvements
by a Licensed contractor = $20,000 (Name and registrants no.)
Percentage of improvement = 20%
3. It is obvious that the garage enclosure is substantially under 50% of the cost of the existing structure. However, consulting with the COT residential review section, the cost estimate provided is a bit low. When adjusted, the percentage will only increase a small amount and will be approved as such.
4. Include a general note stating that the percentage of construction is under 50%.
