SUBJECT: Commercial Parking Lot, Site Plan and Grading Plan Review
REVIEWER: Loren Makus
ACTIVITY NUMBERS: T04OT01917, T04OT02298 and T04BU02354

SUMMARY: The Site Plan, Grading Plan and Drainage Report were reviewed by Development Services Department Engineering Division. The Site Plan, Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time.
Drainage Report comments:
1. As previously commented, the proposed future drainage conditions appear to shift the overbank discharge from Aragon Road to Plumer Avenue. Provide discussion and calculations to show that properties along Plumer Avenue will not be adversely impacted by the changed drainage patterns.
Site and Grading Plan comments:
2. Clarify by showing spot elevations or specific cross sections that flood depths in the parking areas will not exceed one foot in depth. Please note the signage requirement for parking lots subject to flooding. Refer to Section 12.3.3 on page 12.03 of the Standards Manual for Drainage Design and Floodplain Management in Tucson Arizona.
Floodplain Use Permit Comments:
3. The floodplain use permit will be approved and issued with the site and grading permits.

Revise the Site Plan, Grading Plan, Drainage Report and the SWPPP to address all of these comments and resubmit three copies of the grading plan and the SWPPP. If you would like to meet with me to discuss any of these comments please call me at (520) 791-5550 ext. 1161.
