Elvira Road REVIEWER: Loren Makus DATE: 23 November, 2004 ACTIVITY NUMBERS: T04CM01845 SUMMARY: Engineering Division has reviewed the Site Plan and approval is not recommended at this time. The following comments are offered: SITE PLAN: 1. The Drainage Report that was approved for the lot split that created this property was based on the construction of a single-family residence on each of the three lots. The proposed development must be consistent with the approved drainage. Provide a revised drainage report that addresses the additional impervious surface on these lots. Additional detention/retention capacity may be required. 2. The design of the newly proposed detention/retention basin must also be addressed in the revised drainage report. The drainage report must show that the basin will receive stormwater. 3. As previously commented, provide the onsite retention/detention basin 100-year adjacent water surface elevation (DS 2-02.2.1 A15). The label should be clearly attached to the basins. 4. Depict existing topographic contours at intervals not exceeding two feet, or preferably, spot elevations as pertinent, and Bench Mark based on City of Tucson Datum, including City Field Book and Page (DS 2-02.2.1 A 23). 5. Revise the dumpster enclosure detail, fully labeled and dimensioned (DS 2-02.2.1 A32 & DS 6-01.0).There must be post barricades along the side walls of the enclosure and the clear distance between the post barricades must be 10 feet. 6. Depict sidewalk scuppers at each downspout location for conveyance of 10-year flows, minimum under sidewalk areas (DS 2-08.4.1 E & 3-01.4.4 F). 7. Clearly indicate whether curbing along Elvira Road is existing or proposed. New sidewalk is required as a part of new development of all properties, along the entire length of street frontages where curbing exists (DS 3-01.3.3 A). 8. Depict and label the vehicular access ramp into the basin, if within the limits of this project (Section 14.3.4 - DS 10-02.0).
