COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan has been reviewed for full code compliance with any applicable land use code criteria as well as all applicable development standards. Please address the following comments and re-submit a revised copy of the site plan along with any requested documents.

2. All existing buildings must be drawn and dimensioned. If any of the existing structures are to be demolished please indicate on the plan which structures are to be demolished. Provide documents/drawings or permits for the carport structures. All structures adjacent to the R-3 Zone must meet the minimum building setback of one and one-half times the height of the structure. It may be necessary to attain approval from the owner of the property to the north for the detached structures (carports). The owner of the property must agree to setbacks as depicted on the plan and must sign off on the site plan that he has no objection to the structures remaining on the site at the depicted building setback. DS 2-02.2.1.A.6

3. Please relocate out of the easement area the three parking spaces along the northeast property line. Also please relocate the refuse enclosure out of the same easement. DS 2-02.2.1.A.8

4. Provide a fully dimensioned detail drawing of the bicycle parking facility. The detail should include information related to the type, manufacturer, and the number of bicycles the facility supports. Directional signage must be provided when the bicycle facility is not visible from the street frontage. Please draw and label the directional signage locations. DS 2-02.2.1.A.9

5. The future right-of-way for Speedway Boulevard is projected to be 120 feet total with a 60-foot half right-of-way. The future curb location will be constructed 9 feet from the future property line. Please revise the future sight visibility triangles based on the future curb location. DS 2-02.2.1.A.10

6. All driveway entrances must be a minimum of 24 feet wide for two-way traffic. Per the site plan the driveway is dimensioned at a total of 30 feet with five-foot wide painted concrete on each side of the driveway. If the painted concrete is to be used as a sidewalk for pedestrians the PAAL must be widened to a total of 24 feet. Also the 20-foot PAAL extends to the circular drive at which point the PAAL has been reduced to less than 20 feet. Please clarify if the circular drive area is proposed for one-way traffic heading north and one-way heading south. DS 2-02.2.1.A.11

7. As noted in comment 6 the PAAL areas must be a minimum of 24 feet in width for two-way traffic. Clarify if the driveway entrance is designed with five-foot wide sidewalks on each or is the painted concrete for esthetics only.

The PAAL areas behind the parking spaces around the circular drive must be a minimum of 24 feet. Also, delineate and dimension the PAAL areas for the parking lot areas along the north property line.

Please clarify if the five-foot wide areas along the PAALs are sidewalks. If so the sidewalks must be physically separated from the vehicular use areas (PAAL). The sidewalks may be raised or may be separated by extruded curbing along the entire length of the sidewalk. Also sidewalks are not allowed between a parking space and a PAAL. See redlines.

Clarify if the proposed striped area along the west side of the property is for the required sidewalk from the street to the building. If so the sidewalk must be physically separated from the vehicular use area. The sidewalk must be constructed of concrete and must be a minimum of four feet wide. This sidewalk must meet ADA compliance and must be provided with access ramps with a slope no greater than of 12:1. DS 2-02.2.1.A.12

8. Indicate on the site plan the location, type and size of any existing or proposed freestanding signage including existing billboard signs. DS 2-02.2.2.1.A.13

9. Demonstrate maneuverability into and out of the loading space. The location of the loading zone may be greatly affected based on the response comments to the sidewalk issues. Additional comments may be forthcoming on this item. DS 2-02.2.1.A.14

10. If applicable indicate on the site plan all existing and proposed easements. The location, width, purpose, and recordation information for each easement must be listed. See related comment 3. DS 2-02.2.1.A.20

11. If applicable indicate on the site plan the location, type and pole height of any existing or proposed freestanding lighting. DS 2-02.2.1.A.25

12. See landscape reviewer comments related to landscape borders, screening, and NPPO requirements. DS 2-02.2.2.1.A.27

13. Add the development designator, DD"31" and subject to sections 3.5.9.5.A and .B to the note describing the existing and proposed use. DS 2-02.2.1.A.31

14. Please address the additional followint items.

a. Clarify specifically uses the storage area along the northeast side of the parcel and how is the parcel accessed. Additional comments may be forthcoming on this item based on the response comments and revised drawing.

b. Delineate and label the specific vehicle display areas and dimension the areas if necessary.

c. A recorded MS&R covenant will be required to insure that upon widening of Speedway Boulevard all landscaping is removed and replaced as approved by the proposed future landscape plan.

MS&R right-of-way line locations are established utilizing the future right-of-way width.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) per LUC 3.7.2.4.A.3

3. An approved site / landscape plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City Per LUC 2.8.3.5.F

4. A 10' interior landscape border is required along site boundaries of the adjacent residential property per LUC Table 3.7.2-I One canopy tree must be provided for every thirty-three (33) linear feet of the interior landscape borders. If this can not be achieved than an equivalent number of trees must be planted elsewhere on the site between the building(s) and the property lines, trees must be evenly distributed over the site.

5. Within a vehicular use area, one (1) canopy tree is required for each10 motor vehicle parking and canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk.
