Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN, DRAINAGE REPORT 1. The datum used on the site plan and drainage report still do not match. The site plan uses NAVD 1988. The drainage report used NGVD 1929, which results in an approximate difference of 2.3' in elevations. Page 3 of the drainage report at the top of the page states the onsite existing elevations are 2334.2 and 2332.8' for the upstream and downstream property boundaries. Which is also shown on sheet 2 of the site plan. Thus there are two different datums shown on the site plan. The datum on the drainage report and the site plan must match. Revise the site plan and/or the drainage report to be consistent. DS 2-02.2.1.23. 2. The distance near side SVT for a PAAL/Driveway to a local street is 185' Revise keynote number 31 to show the correct distance for the near side SVT. DS 2-02.2.1.A.10. 3. Does Navajo Street have curbs? If there are curbs indicate on the site plan curbs along Navajo Street. Show dimensions from street centerline to existing and/or proposed curbs, sidewalks and driveways. DS 2-02.2.1.A.21. The above comment is from the first review. The response letter stated that there is existing wedge curb along the ROW. A sidewalk is required as part of the new development when exiting curb is within the ROW. Show the required 4' sidewalk along the entire length of the property. 4. Is keynote number 26 supposed to be 20? There is not a keynote number 26. Is it supposed to be keynote 20, which indicates vertical curb? Please clarify. 5. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section13.1. This process must be complete prior to Grading Plan approval. Until the discrepancy with the datum is resolved the applicability of this comment is pending. 6. Show the 100-year peak water surface elevation (WSEL) on the plan. DS 2-02.2.1.A.15. The above comment was from the first submittal. The WSEL shown on the site and the grading plan is from the drainage report which uses the datum NGVD 1929. On sheet 1 of the site site/grading plan is shows the basis of elevation being used is NAVD 1988. All elevations must have the same datum. Revise as necessary. DRAINAGE REPORT COMMENTS 1. The datum used in the drainage report and the site plan are different, resulting in a 2.3' difference in elevation. The datum used on the site plan must match what is used in the drainage report or the correct conversion must occur on the site plan for the correct finish floor elevation. Revise as necessary. 2. The datum used on the site plan and drainage report do not match. The site plan states under the basis of elevation NAVD 1988 was used. The drainage report used NGVD 1929, which results in an approximate difference of 2.3' in elevations. On sheet 2 the finish floor elevations appear to be in NGVD 1929. The datum on the drainage report and the site plan must match. Revise the site plan and/or the drainage report to be consistent. DS 2-02.2.1.23. 3. The above comments have not been addressed from the first submittal. Please revise the above comments appropriately. |
