GENERAL COMMENTS:

1. A Flood Use Permit is required prior to Site Plan approval. PRIOR REVIEW COMMENT

1. Sheet 3 Note 7 of the Site Plan specifies the FFE as 12 inches above existing grade. This is incorrect. The Hydrology Statement specifies the FFE as at or above 2459.1 ft. NGVD-29. Remove Note 7. PRIOR REVIEW COMMENT

2. It appears that the intent is to elevate the building on stem walls. However, the plan is not clear. Elevation on fill requires the building to be set back 25 ft. from the fill line unless a registered professional engineer recommends a closer distance and it is approved by the city. Elevation on fill also requires bank protection to safeguard against flood incurred erosion. Again, in the absence of a grading plan, it can not be determined how the building is proposed to be elevated.
