COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. It is acknowledged in response comment #4 and in the vehicle parking calculation that there is not sufficient parking provided on site for the proposed educational-instructional school use. A Board of Adjustment Variance is required for the parking deficit. State the variance case number, date of approval, what variances were approved for and conditions of approval on the site plan. In addition, provide a copy of the variance approval document to the Zoning Review Section upon resubmittal.

1. Additional Street landscape 10-ft. landscape border is required along Ferro Ave per LUC 3.7.2.4.

2. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F

5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

6. A 6' screen for outdoor storage is required for adjacent commercial property to the south LUC Table 3.7.2-I

7. Provide a 30" continuous screen for vehicle use areas along 4th. St and Ferro Ave. per LUC Table 3.7.2-1

8. Include in general note: Area between sidewalk and curb shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7

9. Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.
