Sixth Ave Tucson, AZ 85705 Site Plan Review (1st review) TRANSMITTAL: July 6, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed as a change of use. Full code compliance is required. DS 2-02 2. Revise property legal description for the south lot of 140 E. 4th Street to read "Tucson E 75' of Lot 3, Blk 50". DS 2-02.2.1.A.2 3. The property located west of Ferro Avenue is made up of two lots, which must be combined into one. Provide lot combination documents including Assessor's lot combo docs and notarized/recorded covenant. 4. It is acknowledged in the vehicle parking calculation that there is not sufficient parking provided on site for the proposed educational-instructional school use. A Board of Adjustment Variance is required for the parking deficit. State the variance case number, date of approval, what variances were approved for and conditions of approval on the site plan. In addition, provide a copy of the variance approval document to the Zoning Review Section upon resubmittal. DS 2-02.2.1.A.3 DS 2-02.2.1.A.38 5. Because Sixth Avenue is a designated Major Street and Route, dimension the future MS&R ½ right-of-way width on the plan along with the dimension from center line to future curb location. Dimension the existing building setback from back of future curb location along 6th Avenue. The required MS&R street perimeter yard setback is the greater of twenty-one (21) feet or the height of exterior building wall measured from back of future curb. DS 2-02.2.1.A.19 & .21 LUC 3.2.6.5 6. Dimension all building setbacks to property perimeter lot lines and provide the dimensions of the buildings. DS 2-02.2.1.A.6 &.7 7. Add the development designator "28" to the site plan notes. 8. Add a location map to the site plan sheet. DS 2-02.2.1.A.4 9. An accessible on-site pedestrian circulation route must connect the 639 N. Sixth Ave. building, not only to Ferro Ave but also to 6th Avenue and 4th Street. Show the accessible pedestrian connections fully dimensioned on the plan. DS 2-08.3.1 & .4.1 10. Dimension the depth of the backup spur at the west end of the parking lot located at 140 E. 4th St. Also, dimension the distance between the back of the backup spur and any obstruction over 6 inches high, such as a wall or fence which may run along the west property line. The minimum required depth of backup spur is 3 feet plus an additional required 3 feet (for vehicle overhang) from back curb of backup spur to any obstruction DS 3-05.2.2.D 11. Provide a bicycle parking calculation stating number of spaces and class of bicycle spaces required and provided. As noted, a Board of Adjustment variance is required if no class 2 bicycle parking is provided. State the variance case number, date of approval, what variances were approved for and conditions of approval on the site plan. DS 2-02.2.2.A.4 DS 2-02.2.1.A.38 12. The calculations indicate that no loading zone is to be provided. A Board of Adjustment variance application must be approved. See comment 4 regarding BOA variance requirements. DS 2-02.2.2.A.5 13. Revise the lot coverage calculation to indicate the existing Floor Area Ratio (FAR). FAR is calculated as the total gross floor area divided by the site area. Include existing storage sheds. The maximum allowed FAR per development designator 28 is 0.35. If the maximum allowed FAR is exceeded then a Board of Adjustment Variance is required (see comment 4). DS 2-02.2.2.A.3 14. Provide existing and future sight visibility triangles at the intersection of 6th Avenue and 4th Street. DS 2-02.2.1.A.21 15.
