2. This site is within the 400 foot Scenic Corridor for Tanque Verde Road. A Scenic Corridor Zone (SCZ) must be submitted and approved prior to site plan approval. Include the SCZ case number, date of approval, approved colors (if applicable- see comment 3 below) and conditions in the general notes. The 30-foot scenic buffer adjacent to the MS&R right-of-way line is to be preserved and maintained in its natural state per LUC 2.8.2.4. Refer to LUC Chapter 2.8.2 for SCZ requirements. LUC 2.8.2

The Site Plan (SP) and Hydrology Report (HR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please provide property description per D.S. 2-02.2.1.3.
3. Please show retention basins on the site plan.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
8. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
9. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.
10. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.

14. It appears that the building pad is higher than the 2 feet allowed per the 2000 IBC section 13 concerning fills. Please adjust.
15. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
16. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22. It appears that there is a drainage way along the Eastside of the property.
17. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
18. Please move the extruding curb leading into the trash enclosure laterally. The curbs should be set back 7' from the centerline of the enclosure. This will give the "clear space" a total of 14' in width. Also the space between the bollards on the inside of the enclosure should be 10' min. per D.S. 2-02.2.1.32 and D.S. 6-01.0. 19. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
20. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
21. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
22. List the consulting engineer and the owner/developer on the plans with the pertinent information.

Hydrology Report:
1. Please include a response letter to the comments along with the corrected copies of the HR.
2. There seems to be some discrepancies in the Peak estimator data sheets. Please check or revise basin factors and re-calculate the Hydrologic Data sheets if necessary. For example the 100-year existing cfs for the 2.067 acres, using a basin factor of 0.45 is only 8.92 cfs. The correct bf should be 0.60. If the bf is 0.60 then the 100-year cfs comes out to 17.6 cfs. This is a significant change, please revise all data sheets with the correct factors. A further review will be necessary to determine the basin retention values with the new data sheets.
3. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.

4) Notes reference a waiver request to be approved by the City Manager and Development Services. The basis for the request is that space limitations do not allow the standards to be met. The Landscape Section recommendation is that the request be examined thoroughly and that additional trees be located in available space, while considering other relevant factors. Also the mitigation requirements are likely to be modified based on comment #3 above. A revised letter may be necessary.

5) Revise the NPP plan to include a clearly delineated limit of grading/disturbance. DS 2-15.3.4.A
