CODE SECTION/ DEVELOPMENT STANDARD

1. Cross access and cross parking agreement must be provided for this site. Prior to lot reconfiguration approval submit a copy of the agreement for Zoning Review. Once the agreement has been reviewed by the Zoning Review Section, the revised legal descriptions and cross access and parking agreement must be recorded. Upon recordation, provide a copy of the recorded legal descriptions and recorded cross access/parking agreement to the Zoning Review Section for DSD records. The site plan may not be approved until the lot reconfiguration has been approved. (D.S. 2-02.2.1.A.2)

2. Add lot dimensions and bearings to the site plan. (D.S. 2-02.2.1.A.5)

3. Clearly label the proposed locations of both Class I and Class II bicycle parking along with the number and type of spaces proposed. (D.S. 2-02.2.2.1.A.9) (D.S. 2-09)

4. Per D.S. 2-08.4.1.A, at least one (1) sidewalk must be provided to the building from each street on which the project has frontage. Provide an accessible pedestrian sidewalk from the on-site pedestrian circulation system to the 12th Street right-of-way. The minimum four (4) foot sidewalk should be located to minimize any conflict with vehicular access or loading zones. The proposed loading space for the Autozone does not allow for a continuous unobstructed pedestrian path for the vehicle parking spaces located along the west side of the building and out to the 12th Street right-of-way. 5. The east right-of-way line along Plumer Avenue is shown at the curb location. Most right-of-way areas include the sidewalk area. Please re-check the total right-of-way for Plumer Avenue.
