SUMMARY: Engineering Division has reviewed the Site Plan received on 7 July 2004. Approval is not recommended at this time. Please address the following comments:

1. Provide a location map (Development Standard - DS - 2-02.2.1.4).
2. Indicate on the plan whether the manufactured office is existing or proposed. Label the size height, overhangs and any canopies (DS 2-02.2.1.6).
3. Depict existing and future sight visibility triangles for a driveway intersecting an arterial roadway. The future curb location is typically 11' from the future right of way line for 100' MS&R rights of way. Please note that the future half right-of-way width is 65' for 12th Avenue, extending southward 300' from the intersection centerlines of 12th Avenue and Irvington Road. See "redlines" on plan (DS 2-02.2.1 A 10 & 3-01.5.0).
4. Dimension the ingress/egress width, if to be used. Closure of all unused curb cuts will be required (DS 2-02.2.1.11).
5. Depict drainage patterns, proposed finished floor elevation(s) and finish grades (DS 2-02.2.1.16).
6. Depict the Major Streets and Routes (MS&R) half, or full right of way. Assure intersection widening requirements are included in the depiction/delineation (DS 2-02.2.1.19).
7. Revise the typical landscape buffer detail to omit any required landscaping from the public right of way, unless already existing - identify as such, if existing (DS 2-02.2.1.27).
8. Depict the existing refuse provision/container location, size and access thereto fully dimensioned and labeled, if onsite. If existing pickup is curbside, indicate such on the plan (DS 2-02.2.1 A32 & DS 6-01.0).

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per IBC Sec. 1106.4, the one handicapped parking space provided must be van accessible, and be provided with an access aisle with a minimum width of 8 feet. Please revise drawing and detail, which show only a 5-foot aisle. Also, there must be accessibility between the new h/c parking space and the building and street frontages. Provide the maximum slope of the handicapped ramp and access aisles to be provided.

2. Add the development designator under the zoning information. The development designator for the vehicle sales use in the C-2 zone is "31". Also add the restrictions which the proposed use is subject to. The vehicle sales use in the C-2 zone is subject to LUC 3.5.9.5.A and 3.5.9.5.B., which limit the use of outdoor lighting. If any new freestanding lighting is proposed, detail on the drawing to demonstrate compliance.
